The Wilson County Planning Commission heard several rezoning requests at its monthly meeting Friday.
One such request was for a property on Hunters Point Pike that is currently zoned agricultural. Turner and Associates Realty brought a request before the commission to change to a C-2, or high-density commercial, designation to put in a retail store.
County Planner Tom Brashear said “staff has an issue with high-density commercial zoning (for that area), as low-density is what the [county] land use plan calls for.”
Monty Turner, who represents the party requesting the rezone, said there are plans to build a 9,100-square-foot retail store on the property.
According to Brashear, the proposal was for a Dollar General.
“Staff would be willing to support a use for C-1 (low-density commercial) zoning because the proposed store would be in line with that use,” Brashear said.
Turner asked that the request be modified to a request for C-1 zoning and the commission approved the request.
There was a pair of requests for rezoning on Central Pike. Paul Moody asked for two adjacent parcels be rezoned from neighborhood commercial to highway commercial. Brashear said staff could not recommend approval of that request.
“C-1 [zoning] is more of a light-intensity commercial district that allows for neighborhood services such as daycares, flower shops, pharmacies, those types of things,” said Brashear. “C-3 is more intense. It allows for auto sales, boat sales, hotels, hospitals.
The request was denied for both parcels.
The commission approved site plans for a parking lot addition at Victory Baptist Church in Mt. Juliet, a site plan for an addition at Carroll-Oakland Elementary and a site plan for ATI Properties, a truck driver training school. Site plans and utility plats for six cellphone tower sites were deferred at the request of the applicant until the June meeting.
