Business park targets Gladeville

A Nashville-based brokerage and development firm is moving forward with plans for a business park in the Stewarts Ferry Pike area along State Route 840.
ProVenture Commercial Real Estate owns about 150 acres of land off the Stewarts Ferry Pike exit – portions of which lie within the City of Lebanon and unincorporated Wilson County.
Having already secured the necessary industrial zoning from city lawmakers, the company will seek to have some 46 acres off Gladeville Road rezoned from A-1 (Agricultural) to C-4 (Planned Commercial) at Monday's meeting of the Wilson County Commission, Wilson County Planner Tom Brashear said.
Brashear noted a tentative master plan for the business park indicates it will likely be used as a distribution hub. In recent years, the area has developed a solid reputation among logistics and distribution companies because of its proximity to Interstates 40 and 24 and S.R. 840.
"That's an allowable use within the C-4 district," Brashear said.
The preliminary master plan also suggests the development includes more than one million square feet of space.
Brashear explained his department will recommend commissioners approve the rezoning next week.
"This will be entirely focused on the Central Pike Interchange, which falls within the City of Lebanon," Brashear said. " … I don't really foresee any adverse impact."
In 2002, five years after ProVenture Commercial Real Estate was founded, the company acquired the Nashville office of Dallas-based Trammell Crow Company. According to ProVenture's website, the deal brought the size of its property management portfolio to five million square feet of office, industrial and retail space in the Nashville market.
